At Empire, we’re focused on getting the best possible price for your home, and giving you the best possible support. This step-by-step guide lets you know what to expect when selling property – Glasgow and Lanarkshire.
Your Free Valuation
When selling property in Glasgow or Lanarkshire, an experienced valuer will visit your home to give you an honest and realistic valuation for the property. Also, you’ll discuss where to set the price and the best pricing strategy.
Instruct your agent and solicitor
It’s important to choose an agent you feel confident in. You’ll also need to instruct a solicitor, who will push through the sale following an accepted offer. Solicitor recommendations are available.
Get a home report
Commissioned by the seller, the home report provides detailed information on the property. This is compulsory in Scotland and must be completed before marketing the property. We can arrange this for you.
Present your property
To get the best possible price, your home must be well presented at viewings. This includes doing any small DIY jobs, declutter and depersonalise, resealing and re-grout, touch up paintwork, and clean, clean, clean!
Your advert
Once instructed, we’ll create your advert. Your home will be marketed across national and local platforms to reach as many people as possible. Also, we’ll prepare the particulars, including full property details and description, floor plans and colour photographs.
Book Home Viewings
All viewings are accompanied by a rep, and are arranged at time to suit buyers and sellers alike. Also, we offer ‘video tours’ of properties. This means potential buyers can view your home from wherever they are, at a time which is most convenient for them.
Get best possible offer
We’ll keep in the loop, passing on feedback from viewers and any offers made on your home. Once an offer is accepted, we confirm the agreed price with all parties and advise your solicitor. From this point, your solicitor will advise and agree details.
Furthermore, Empire Property will negotiate on your behalf, focusing on getting you the best possible offer for your property.
Complete Sale
Completion occurs when monies are transferred between the two parties’ solicitors. Then, once the money is cleared your solicitors will inform us to release keys. Hurrah – property sold!

There are several costs involved in selling a house. These include estate agency fees, a home report, conveyancing fees (i.e. transferring the legal ownership of the house), and Land and Building Transaction Tax. You can read a full overview of our fees here.

This varies with each person viewing your house. Some viewings might only last five or ten minutes, while others can take longer. Larger houses may need longer viewings, and some people are more thorough than others.
Don’t fret when people move through your house quickly. It doesn’t mean they’re not interested – just as long viewings don’t always result in an offer. Some viewers do an initial quick viewing and then come back with a friend.

Adding extensions and other additions to your house may add significant property value. If you’re not looking to invest a lot, general and easy-to-do home maintenance (e.g. a fresh coat of neutral paint, weeding garden) can make your house more desirable without the huge investment.
